Need help buying a house in Springfield

I'm a first time home buyer, and I'm torn right now.  My sister told me I need to get an agent to represent me, but my dad says I don't need one.  My sister says that my dad doesn't know what he's talking about because he bought his house 30 years ago, and doesn't have a clue.  I've been to a number of open houses, but I haven't really spoken much to the agents.  Can I please get someone's honest opinion?  Where do I start?  Do I need an agent?  If so, how much does that cost?  Any advice anyone can give me would be appreciated.

   No offense to your father, but times have changed drastically, and so has the home-buying process. GET AN AGENT!!!! I can't stress it enough. Even if it's not me, It doesn't matter. I'm not plugging getting "me", but ANYONE who knows what they are doing. It is so easy to get yourself into hot water doing a real estate transaction...especially as a 1st timer who's not "been there" before.

   The best part is the fact that hiring an agent, as a buyer, costs nothing. Not one red cent. That agent is legally, morally, and ethically obligated to protect, and represent YOUR best interests. You are the boss, and it costs you nothing. All commissions are paid by the seller. GET AN AGENT!! If you have any additional questions feel free to call my cell phone anytime at 417-343-9971. Once you have an agent, contact a lender you trust. If you don't know any lenders ask your agent whom they recommend, as they have most likely done many loans with that person. I've done nearly 100 deals with my lender, and he's never let me, or my clients down.

I really like using Don Carriker at First Home Savings Bank, as seen on the homepage.  He does not pay me to promote him on this site.  He has impressed me that much over the years that I do it on my own dime.

I've bought and sold 3 houses in the last 10 years,and I wouldn't even consider doing it without an agent.  A good agent will do all of the footwork, get to know what you like, and show you homes that fit your taste.  This saves you a ton of stress, and gas money for that matter.  Plus when it comes time to do a contract you need to have someone who knows the system, and the process inside and out.  Would you represent yourself in criminal court?  I'll assume the answer is "no", and say that neither should you represent yourself in a real estate transaction.  Get an agent; it's free.  Good luck.
